Jan Sramek, the CEO of California Forever, a billionaire-backed company, is on a mission to tackle the housing crisis by building a new city in Solano County, California. According to Sramek, the recent surge in artificial intelligence (AI) development in Silicon Valley is only going to exacerbate the existing housing problem.

Sramek envisions the new city to be a walkable and dense urban area, located approximately 60 miles away from San Francisco. The city is expected to cover 18,600 acres and accommodate up to 400,000 residents. The goal is to offer more affordable housing options, with homes or apartments starting at $400,000, significantly lower than the average home value of $590,000 in Solano County.

Challenges Faced in California

California has seen over 800,000 residents leaving the state between 2021 and 2022, citing the high cost of living as a primary reason. The housing issue is further highlighted by the prolonged construction timeline of a 49-unit apartment complex, reflecting the struggle of working families to afford housing in walkable communities.

The Role of Artificial Intelligence

Sramek believes that the advancement of AI technology will intensify the housing crisis by driving up salaries in the Bay Area, making it increasingly difficult for working families to reside in cities like San Francisco and Palo Alto. While the exact impact of AI on housing affordability remains unclear, Sramek suggests that higher salaries driven by AI innovation could further strain the housing market.

Although the specifics of how AI influences housing prices are not explicitly stated, there are concerns that AI tools used by landlords for tenant screening could potentially lead to discrimination based on minor offenses. Additionally, experts warn of a potential income divide among workers, with those proficient in AI benefiting from increased productivity and wages, while others may struggle to keep pace.
